What the New U.S.-Canada Tariffs Mean for Your Build Cost

If you've seen headlines about new tariffs on Canadian goods, you may be wondering what that means for a home you're planning to build. Here's the plain version.


What actually changed

Talks between the U.S. and Canada broke down last week, and the U.S. moved forward with 50% tariffs on about $20 billion in Canadian goods. For home building, the two materials that matter are plywood and engineered wood products (things like laminated veneer lumber and fiberboard), and Portland cement.


Canadian cement made up around 16% of U.S. cement imports last year, but imports overall only account for 15-20% of the U.S. cement market, and the U.S. buys cement from a range of countries, not just Canada. So this isn't a supply crisis. It's added cost pressure on specific materials, not a shortage.


One thing worth knowing: softwood lumber, steel, aluminum, and copper are not part of this round of tariffs. Those are covered under a separate set of rules and already carry their own tariffs as high as 50%. Canada has also announced retaliatory tariffs starting September 8, so this is a situation that could keep shifting over the next few months.


Why this matters for how you build

Material costs move. That's not new, and it's not going away. What matters is how your builder handles it.


If you're working with a fixed-bid contract, your builder had to guess at material costs months before your home is framed. When tariffs hit, they either eat the cost themselves (unlikely) or they built in a cushion up front to cover the risk, which means you paid extra whether or not the cushion was ever needed.


With cost-plus construction, you don't pay for guesswork. You pay for materials at actual cost, plus an agreed fee for the builder's work. If tariffs push up the price of plywood or cement, you see that change reflected honestly, not buried inside a padded number you never got to see.

That's the whole point of an open-book process. You're not protected from material costs moving. Nobody is. But you're protected from paying for risk that never happened, and you always know what you're actually paying for.


The bottom line

Tariffs on plywood, engineered wood, and cement are real and worth watching. They're not a reason to panic, and they're not a reason to delay a project that makes sense for you. They are one more reason accurate, transparent pricing matters more than a number pulled out of thin air.
