Before entering into a construction agreement, we operate under a Pre-Construction Services Agreement. This allows us to:

Step 2: Transparent Cost-Plus Construction
We build on a cost-plus basis.
You pay:

Plus our 18% builder fee
All materials are billed at supplier invoice cost. This eliminates hidden markups and provides full transparency throughout the build.
Regular documentation and invoicing ensure you always understand where your project stands.
Step 3: Structured Execution
To protect momentum and avoid delays:

Project funding is maintained in advance of upcoming costs

Selections are scheduled within defined timelines

Changes are documented through written change orders

Larger changes are funded prior to execution
